Just know from my experience and tons of other Investor with portfolios that would make you shudder...That the complete rental game isn't an easy one...Unless, it's completely self managed... that's ok, if that's your cup of tea...For me...

While investing in and is not my cup of tea, I did come across a good book on the subject.

This is a very rough estimate and are handyman prices not GC prices.Central Air $3500 for new A/C unit.Ductwork estimate $800.Paint exterior $1500-1800Landscaping, removing trees,  depends on house but $500-1000Removing tool shed or items from back yard $500Roof estimate about $200 per square  (100SF) of roof. 1200 SF house roof around $7k-$9KSeptic System/ Drain Field $5-$7K or moreWindows can be very expensive and require permits in Fl. about $500-$1000!

He wasn't even asked to trim bushes/trees - only to mow the yard with a mower and gas I provided.

How that would affect the wealth and family tree of average Jack and Jill homeowner!

We’ve had trees fall on cars, furnace failures, and toilets run up hundreds of dollars in water bills.

We point out the overgrown yard, the trees with limbs hanging on the house, the broken blinds in the window, the often neglected look of the home form dirty siding to rotten facia. 

It's actually easier to take care of now that all the Ash trees have died.
