-At the end of the day, if it were me and I was a wholesaler (as opposed to a broker/agent) in this scenario, I would say that "as a courtesy", you can try to help and see if you can sell it to someone else off market, but you should not be expected to do a due diligence for the buyer, that's their responsibility, and you said from the beginning that you are not knowledgeable on land.

I think he was upset because I used him in the past and he may have expected that I would continue with his services. 

Tl;Dr I am doing pretty good and doing a lot better than I thought I would, as profit usually should be average 10% which is what I expected.

You should make one trip to the area for 3 days and network in person.I definitely do not expect to find a home run contractor right off the bat.

And don't expect the compliant tenants that complained to stay after you minimized their concern and did not address it.

I wasn't sure how much to expect from the title company in resolving this.

They are not cheap by any means (expect double digit interest rates) but they are available. 

Anywhere from $500 - $2500+ depending on the insert you install and whether you run the vent and exhaust up the old flu or cap the flu and vent/exhaust through the side of the house/chimney.If you hire out the entire job, expect to be in the $1K - $1200 range.

For anyone who has not dealt with an abusive or manipulative person before I do not expect you to understand this feeling but it was alarming, intimidating and really was like this  person was done pretending and had now revealed their true character.
