Is there any cover sheet or summary i should submit with the offer to show justification?

All the paperwork and money was submitted by Friday, but with the 4th being a holiday, we closed on 9/5, the day I arrived.

Take your time, find at least three of them and make them all submit their highest and best offer :)If you want to do it yourself though you can also find lenders at both of the same places, here on BP and at local rei groups.

The town is right quick about placing a lien against your property.I had someone suggesting I submeter when I first came in, monthly I could simply go down do the math and submit a bill to my tenants.

There are a couple of properties I'm interested in that are priced above my pre-approval amount and I'm not afraid to submit an offer based on what I can and am willing to spend, but the agent I'm working with feels it's a waste of her time to schedule a showing for a place outside my approval limit because "there's no way a seller would accept that offer."

Of course you could still submit it but it might not even be looked at.
