Someone in my neighborhood was looking for an apartment with a total of five roommates  and since they seemed like a right fit at that time I moved forward,  they added another roommate later and now want to add another roommate as they are struggling to make payments.

If you have some money in the bank to cover unexpected circumstances (vacancy/repairs, etc.) and you know that you're going to struggle to put together the down payment for a multi-family, then beginning to build up some equity, experience and momentum (by taking action) isn't the worst idea.

I really WANT the idea of direct bookings to work but I struggle to justify the time and expense given what I currently get off the 2 big OTAs.I suspect that once I retire from my W2 I will probably set up a direct booking channel since I'll have more time but for now I am accepting the risks of depending on the OTAs in exchange for the benefits.
