I make more coffee and breakfast and sit outside and read at least 10 pages of water ever book I currently reading.After that, I begin to answer email while making any calls I need to make.I then work on my blog or explore BP and answer any forum questions I can.Pick up a little around the house and play with the dog and then I am off to work for the day. 

Living in DFW prior myself I can tell you those taxes are gonna eat your cash flow for breakfast.

I'm not familiar with Arizona probate law but I can tell you that in Arkansas if the estate has a value of less than $100k the distributees are able to file an "Affidavit for Collection of Small Estate" and basically "skip" some of the rigors of the normal probate process. 

Why not skip the hard money, and use the 1031 funds for down payments on all 3 at the same time? 

Get familiar with skip tracing.

I started in in 2-4 family back in 2007 before making the shift to self storage in 2011 and while I learned a good deal in the multi-family if I could do it all over again I would definitely skip that phase:)Just something to keep your wheels spinning.

Appreciation may surprise you and a local credit union here in NC will even do a free online appraisal and totally skip the actual fee based appraisal but charge you a higher insterest rate.

Skip trace, then most importantly, MOST importantly:  track your leads and call back every 30-45 days.
