The time commitment the HH properties took from our company made them simply untenable to continue to manage. 

Does the tenant pay for the utilities as of now and you are simply upgrading the system? 

Those guest protection policies for most other channel managers are simply priced as a flat rate <$100 per stay insurance policy.

They CAN be if you are simply leasing to those businesses.

The duty here would be created by virtue of any agreements they entered into, rules posted to follow, or by virtue of instructions given to them to operate the washing machine.

I am brand new to all things Real Estate, and Investing related and I signed up for BiggerPockets to meet great people in the same space I'm trying to enter as well as learn as much as I can.

Looks like many of their JV projects simply got foreclosed on and their investors got hurt pretty badly.

I would recommend them to get you set up for seeing all future bookings, the listing info and data, etc. and have them deal with it or simply ask them to switch their STR software to another platform specifically for those units under management...

(enter sarcasm), but now my local LLC owned by my WY LLC owned by a DE corporation is no longer anonymous and my tenants are going to sue me for everything I own... :)

On top of that, demand isn't really the problem, it's simply new supply having to get absorbed.
