It's a shrinking population that saw rents decrease in the last year or two when the rest of the country was on fire.

Those additional fees/closing costs "shrink" your buying power by reducing the money you have to put towards a down payment.My honest best advice is to keep educating, AND keep saving!

@Matthew Miller - I 100% agree with your statement that the operating cap rate could shrink if the property is poorly managed.

One thing that can happen that no one anywhere is talking about, as best as I can tell, is that the sector *as a whole* can simply shrink.

What I tell most investors these days it that you might want to shrink your buy box / criteria a bit, so you're more conservative with properties that you look at. 

The industry is very interdependent, and your network is key in getting deals done, so you work to extend it, not shrink it.That's why, called in advance of a deal, a number of buyers I know will tell a wholesaler their end price point for a property, setting the wholesaler free to negotiate any price they can with the seller, and take the difference as their fee.

Cities form, grow, shrink, decay, then urbanize and cycle over again. 

If that happens, and you want to or need to sell in the future, that shrinks the buyer pool pretty dramatically.
