On a separate note, they may still want to come (if the airports let them in) and find another place to stay even if it's on the other coast or further north, depending what make it through, if they use the wait and see approach.

You should have masks with you at all times for environmental pollutants when looking at hoarder houses - animal feces, dead animals, asbestos, gas, etc.As for protocol, hoarder houses are not an easy buy because if the resident is still there it's not a money issue, it's an emotional issue.

Rather than trading depreciating paper for a digital paper that produces a roller coaster of emotions, I'd rather trade it for REAL income-producing assets that appreciate over time and give me more paper.Those emotions are where the reward is.
