If I was as rigid as some here, I would be looking for new tenants, and possibly had at least a month of vacancy.

It depends on the quality of rental, we do a lot of low income units and use semi gloss everywhere.  

I was able to carefully choose my stays using the profiles and was able to meet and spend time with a priceless variety of people: people with cats, people with awkward teenagers or adorable tantrum-throwing urchins, people who lived in semi-restored historic ruins, bohemian weirdos with artsy communal lifestyles, widowed intellectuals with priceless antiques and hours to spare patiently correcting my grammar, people who forced me to eat and drink meals worth 3x what I was paying them, all of whom didn't speak (or agreed not to speak) a lick of Anglais. 

@Roy N.By manufactured, in this instance, it is taken to mean something manufactured off site and transported to the location of the home or lot, then installed semi-permanently.

Pretty simple but many rentals are dirty and not well taken care of.In order to increase durability of a home is to paint the entire home with semi gloss paint.  

-----------------------Getting hit by a semi truck who then flees the scene is also the exception but not the rule, but still last year a semi truck totaled my car and kept driving.

I'm asking if you would be willing to make little initially and bet on semi-static interest rates and property values not plummeting in order to refi some time in the next 7 years.

@Arthur Zaragoza   I am not sure about others but I would have your take out figured out before I paid cash and counted on a refi.I would think your American relatives are best bet to get this done for you. they will be limited to loan slots ... then you can go portfolio and then lastly semi hard money if it makes sense.true non recourse with secondary lenders is in the 8 to 9% apr rates with 50% down..
