One possibility is building a duplex in Peoria, while it's not the best rental market, getting a duplex at a possibly much cheaper price than market value is extremely appealing.

He markets himself to no end and I see more stuff from him than anyone else, but he is one giant sales pitch. 

I'm looking to investigate this market a little further and wondering if anyone can help me out.

I'm also in the market for GC's or subs in the area.

Yes, if it’s just a web frame cross-development framework that lacks any ability to leverage a device’s native capabilities then the cheapest route to market via web certainly wins.   

How stable is your tenant market?

No syndication experience but there are about a dozen quality RV/Mobile home parks on market in Oregon, several with owner carry options that can be passiv-ish with management in place.

Just a heads-up: with the way the insurance market has been here over the past couple of years, this is accurate as of today, but things could look very different (for better or worse) in 6+ months.
