Lot of young people living at home with parents looking to get out from under parents roof. 

I'm having a hard time finding contractors who can handle the framing portion of the project (flooring joists, laying subfloor, walls, roofing system) who aren't also general contractors.

If I'm doing a mostly cosmetic reno on a home including a new roof, what order should I tackle task?

hello group, I am actually a contractor in dallas/fort worth area and help commercial clients in the insurance restoration industry, we pretty much make there insurance companies pay for new roofing, siding, etc whatever applies. 

The vast majority of investors do not grow massive portfolios, so keeping it at a handful of roofs is pretty typical and just fine.

A roof is still 10-15k whether you rent a place out for $900/month or $2900/month. 

If you belong to one of these regions, you will gain the windfall.But that's not all – rents in MHCs are going through the roof too.

The roof is collapsed and has been for at least 2-3 years which means there's damage throughout the house. 

Keep cash on hand and don't put yourself in a position where if your tenant needs a new roof or AC unit right now that you'll have to put it on a high interest credit card.Second, I realize that everybody's experiences are different and so is everybody's unique skill set. 

Verbally, another told me it would be $12K per year to insure unless HVAC, plumbing, electrical and roof were all updated recently.
