From what you've said, the only impropriety here is if the seller is getting any type of fee from the listing, or if the listing/selling agent is a legal part of the buying entity, and does not reveal it to the bank

Usually you have to jack the foundation back to level and support it, a variety of support mechanism from spaced helipads, structural foam, flowable concrete injection, etc...If you are the home owner and has an insurance policy this is one that may be useful to get them involved.

I used to think of the army of Guru Graduates as a real pain in the tuchus as they often mess up good potential investment opportunities when they couldn't close on deals that they had first mover advantage on (for a long variety of reasons, most of them involving unrealistic leverage).
