Hey--welcome to Austin (but Round Rock folks are quick to remind you we are NOT Austin).

It kinda reminds me of when I started.  

I love being able to help people I meet along the way and get to enjoy the luxury of being able to have my family first; even though at times those things get lost in translation, I don't ever let that get in the way because I am focused, dedicated and reminded everyday why I must and want to do the things I do w/LOVE!  

I often send reminders around Holidays or short months like February to newer tenants. 

Thank you for the "No BS" approach, and for reminding us to start implementing stuff we've already learned before moving on to the next book or podcast.

Someone voted on my comment and reminded me of this thread. 

I have sent her a communication through airbnb reminding her that subletting is a violation of the lease but for some reason I cant sign up for an airbnb account.

If not at least call to find out the balance and then call the tenant and advise her that you have been informed that she is behind and remind her that it is part of her lease for her to pay all utilities.

As a reminder for any other readers, the 50% rule applies to gross rents and accounts for all expenses like management fees, taxes, insurance, vacancy, maintenance, Capex, utilities, water, legal, yard, etc..You should only use the 50% rule for a quick analysis and a true historical picture of expenses on a property is preferred.
