If you just find a random PM, toss your properties into the hat, and let it shake out, I think you have invited the problem that the PM is also going to look at your properties as just numbers.

When a random off the internet emails you saying he'll get you 3% 100% financing for just 3500 upfront and no credit check needed, they're lying.

So if you know you want to invest in Pittsburgh (just to make up a random city) and your plan is to scale to 10, 20, 30, etc. units then you really decrease the marginal travel costs. 

Is there a certain % you shoot for in your profits or do you just randomly choose a number?

My management company does this regularly, and if you get a judgement against a tenant you can sometimes get random chunks of money back months or even years later. 

My broker actually gives me probs because I get the most leads out of all new agents in the office , But these Leads arn't making $ as they are low quality.I wake up in the morning and just wait for a random low quality lead to call me.
