Italians like to avoid taxes thus they don’t necessarily go through the permit process.

It looks like "Good Egg" is simply an Entity that collates funds, and then invests those funds on your behalf with the actual sponsors/general partners that actually purchase the properties, get the loans, manage the properties and distribute the funds.

I know this is above and beyond what most municipalities require, but being fair will make the whole process easier.Additionally, a new landlord can reduce the 60-90-day notice by offering more moving assistance (cash and/or labor) if they move sooner rather than later.

Why do you think purchase contracts are so long and have such small print?

I live in NJ but am looking to purchase an investment property in NY State.   

We've essentially ruled out investing in our local community because we can't seem to find a good deal (we live about 1.5 hours north of NYC, so purchase prices are very high), so we are considering (1) investing out of state; or (2) investing in some northern NY localities (Syracuse, Albany, Rochester, etc.). 

I am in the same boat of either 1031 exchange or refi some of my small multi's to purchase a larger complex.

Offering a streamlined process, no repairs or renovations prior to selling, no market costs or agents fees for my family member, in return I will gain invaluable experience in the market and in the field along with providing my family with wholesale services.

Typical equity build up time is 5 years, depending on your market.But can you purchase another rental using your own capital?
