We ended up choosing property ware because our programmer / Designer / tech guy/ business partner told us that property ware has an "open API" which means he can customize the program however he wants and can integrate it with what ever other software we might be using.

HVAC guy said it would be cheaper/easier to just install another furnace and A/C to cover the lower level which was a little colder and no Proper A/C ductwork.The result is one heat/cool system,  a heat system and a cooling system. 3 thermostats total.

On the utilities angle, water & sewer must remain in the name of the owner - on our SFRs, we use our Utilities Budget programme to bill back to the tenants.
