We are hands-on managers--we have our own management company and manage our assets internally, so we have complete control over what is controllable.

Outside of appraisal and title they keep control of the entire process; processing,underwriting, closing and funding 

And I found out some of these GCs were taking 15k+ for doing absolutely nothing and being bad at it.In my Greater Philly network I have @Jeff Henderson who is not only a GC that does the above, but he actually gets in the trenches and works next to his guys which allows for the control over the time and quality that is essential.Don't get caught up on lending terms, I guess is my cautionary tale.
