i am pulling out my real estate licensing book. i m still in class:to be entitled to commission: individual must be1. licensed broker2. the procuring cause of the sale3. employed with valid contract with buyer/seller PROCURING CAUSE of SALE,the broker must have started or caused a chain of events that resulted in the sale. ex. open house, ads, showing the buyer.

You motivation is based on money you'll be getting from the "fence" willing to buy from you out of your illegal and unethical dealings, but there is no law against buying a property, but buyers can get into trouble if they don't keep their distance from wholesalers and not being seen as a procuring cause affiliated with them.
