most 4 plexes that pop up on market need alot of repairs and are pretty outdated and i can build one probably cheaper then buy and repair and have reduced Capex in the first few years, well in this town anyways.

They have a mentoring program and looks like an all in one platform to help organize each step and also help find deals as the pop up. 

Holding costs are things like mortgage payments, taxes, utilities, insurance, HOA fees, and anything else that pops up while you own a home.
