My position in life is so much better than what I grew up in sometimes I feel guilty. 

I feel a bit guilty doing this during the Holiday Season, but in January I'd feel guilty because of the Holiday bills coming due, and February for Valentines day.....etc. 

This will cause the agent to have issues with being dismissed as a disinterested party in the event the escrow is inter-pleaded.  

Frankly, it sounds to me like the seller's agent is trying to keep you from asking for too many concessions on inspection items by making you feel guilty ahead of time!

I would have him go to an HOA board meeting (you can go with him if you're feeling generous) and plead his case to the board.
