@Nathan Gesner Not trying to pick a fight here…you’ve posted 26,000 times I don’t care to go back through your posts to find one in 2023 that’s consistent with what we both agree on….that 100% anonymity is not achievable.  

You can do some sourcing yourself through facebook groups, wholesaler email list and and even picking up the phone and cold calling some home owners that may be tired landlords, doesn't owe anything and has built up some equity.With enough volume you should come across some solid deals that are worth closing on by the end of the year as you planned. 

I'd suggest briefly look at all the options, then just pick one.

We had way more showings when rates fell even .5% it was shocking how quick it picked up.

Just be sure you fully understand the process to avoid any mistakes.When picking a firm, make sure to go with a reputable one.

Pick ANY off market property on the map.

If I were forced to pick, I would suggest focusing on Austin due to its tech-driven growth and lifestyle appeal.

You should be able to file that partnership tax return as final and pick up any of the income and expenses through the final date of that return. 

BP does offer some basic info on markets, but I wouldn't solely use it to pick where to invest.
