I have looked at the Thoroughbred II at HD ($0.88/sf), but do not want to install and it ends up looking TOO cheap / terrible.I am thinking along the lines of new-build apartments / builder grade equivalent carpet?

So if your plans differ significantly from what it was originally planned the infrastructure will need to be modified.You should asses the current condition, you can hire a civil engineer to go out and take a look at the pipes, stub out locations, grading, etc.

We  plan to turn it into RV and Boat storage.We are looking for bids for:House demolition and removal - Current home is 3 bedroom/2 bath with a garageLand clearing (mostly scrub brush, a few trees), grading and spreading/compacting 6" of road base.

She was speaking directly to the institutional grade student housing apartment complexes, however.

  - Schools- What kind of renters I could expect at these zips - Would $1000-$1100/month be inline expectations for potential B grade 3bed/2bath rentals around 1100 SqFt?

I do think Grade A and B areas are at bubble levels.. my definition of "bubble" is where numbers don't make sense if markets do contract. 

I would do comps on them, find out what they would sell for once they are finished to the grade of the houses around them (same finishes, kitchen baths - granite, marble, whatever) and run a spreadsheet.

I put together a custom google map that labels and grades the individual neighborhoods in the area (based off my own personal research and visit).

I was going to be the kid with the highest grades in the class.It took a while, but eventually I graduated at the top of my class, summa cum laude, with stratospheric GRE General and Subject Test scores.

The math is important, but you also have to remember that most of it is grade-school level math.
