This home in Indy fell to the bottom of the list because things were going so well in PF (too many bridges??).

I would appreciate any advice/tips on finding the best brokerages in my area(I live in Astoria Queens but am also interested in working in Manhattan).

Each property also appreciates, so the accumulated PF's also means I'm compounding my appreciation.

I wonder if now is the time, as we see the exodus from the cities, to look to pick up a couple more in Bronx, Brooklyn, Manhattan, etc??? 

If you are looking for yield in the short run, Manhattan may not be for you.

I would consider outskirts as further out as RR and PF prices have appreciated a lot already in the last few years

during the "boom" times but COVID has loosened everything up and now 5% can be had in Manhattan, 6%-7% in Brooklyn and even 8% in the Bronx.

It's like trying to invest in Manhattan, the market has already been bought up and you need to find the surrounding areas that will be the next hot spot (think Brooklyn or Bronx NY). 

@Jonathan Edmund pf course your cash flow would be smaller when you put 1/5 of the money compared to buying cash.

I worked as an agent doing rentals in NYC for about a year, 2013-14 but transitioned to working for a mid sized management company handling their in house leasing also in Manhattan for 5.5 years.
