Tell people your policies, send them via email when they start the screening process, and send them again with your denial.

These are people who normally buy homes but temporarily rent while resolving whatever life circumstances made renting a better option.

Good to know as I have a property coming on the market and we had one off market offer already all cash but at 10% list price discount (which we most likely will reject).Curious if you think the california fires will assist the market since many of those people need places to live for years and I am guessing some will flee california?

Our office receives about 50 of these a month from various wholesalers and I always look at ones I don't recognize to see what people are trying.

A couple of years ago, I worked with an investor who never updated the contact information for the loan and the Bank call the seller (ex-wife), that day she was mad at her ex-husband and told the bank her ex allowed someone to steal their property from them and they got no money, she was kicked out of her house and there were strange people living there.This could all have been avoided if the investor did this process correct.Get educated, also I do not know your attorney but not many attorneys have the knowledge to do this process correctly. 

Ideally, you network with people who have owned properties for a long time.

It makes lead management way more efficient since they get to focus on people who actually want to do business.
