@Cole Starin sometimes it makes sense to sell the WORST property in your portfolio.Another option is why do a LOC on the duplex, when you could just do a $100k cashout refi to pay off all your debt AND keep the property?

All the add-ons are a la carte so you can definitely get a lot of value based on what you need.One thing I personally don't like is that when tenants pay rent, they are charged $1 per transaction for ACH use.

The original six month tenant I had extended the lease 9 times and stayed a total of 5 years, paying me about $15k over market rent annually.  

We had a wash & fold service with pickup & delivery, which added complexity to the operation.

For my account I pay $10 per quarter while the loan is active so only $40 a year to borrow this money. 

They gloss over the actual REI experience only to have people pay $10k for it when you could have simply put it into a property and learned on your own to gain experience.

If you are prepared for the costs involved and the modifications needed to the property to make the basement unit conform, the pay off of creating an extra rent producing unit is huge. 

We pay Lightning Docs a $500 annual fee and $500 per loan, which we charge to our borrowers at closing.
