in Marion County as well as most counties in the United States that I have been aware of there are habitability standards that are the requirement of the owner. in Indianapolis those standards are almost exactly the same as the Section 8 standards the difference is that the only time the county or city gets involved is if they happen to drive past or if they have a complaint.

However if I am out walking a 20 acre hunting parcel, or falling down farm house that may be perfectly acceptable.

EG Microsoft, Intel and State Farm jut to name a few.

No bank is going to touch 20k for a mortgage LOL  In some small mid west farm towns the local community banks will take a swing at these but ONLY for locals. like I said.

I recently went through this myself with State Farm and they told me it depends on the bank, but I believe State farm could only go as low as 75% of replacement value. 

@Patrick Menefee Hey Patrick, I’m facing the same problem, if you farm off market deals, you will find some in Charlotte can achieve 75-80% LTV, within 485 loop. but if you BRRR, most of the time it would break even every month. if you stick to 1% rule, C class single family or townhouses will be more likely.
