The difference is night and day between using someone you find online or in a search vs a personal referral. 

To find a home inspector, you can look online via homeadvisor or thumbtack.

@Tiffany Da Silva, I use quickbooks online for bookkeeping and I use a "Profit First" approach to managing cash.

Also if you burn a seller/broker, its a much smaller world in CRE, you will be hard pressed to get another deal.I did a longer video on the topic!
