These guys did this for over 20 years .. it was determined that they actually made less than 12 loans in the whole time bringing in Millions of dollars 10k at a time to small of an amount to sue over..

Commercial project development takes a long time, if there is additional cash that is not urgently needed its a safe bet.

Westside can be rough especially for a first-time investor.

Yes, you should screen every tenant consistently each time.

Not selling anything or looking to waste anyone's time.

If you are really comfortable with the deal flow, the best way would obviously be to keep flipping / scaling up while gaining equity each time but its a lot harder as you never really know when the next deal may come. 

Or you want to spent the time, effort, and money to try and self-source an off market deal here.
