Companies that are required to comply (“reporting companies”) must file their initial reports by the following deadlines:Existing companies: Reporting companies created or registered to do business in the United States before January 1, 2024 must file by January 1, 2025.Newly created or registered companies: Reporting companies created or registered to do business in the United States in 2024 have 90 calendar days to file after receiving actual or public notice that their company’s creation or registration is effective.Beneficial ownership information reporting is not an annual requirement.

Make sure you do it in writing and give them the proper notice. 

I started doing a little research and saw that Doorloop was a highly rated app, and has a ton of features like tenants ability to submit work orders for issues, collect rent with late payments automatically figured in upon payment, talk back and forth with your tenants, send out messages/notices to one or all tenants at once, sync with quickbooks, etc.

In most cases, the city or county will issue a notice to the homeowner, requiring them to take action.

If the tenant is not allowing access to do a repair (NEVER in 10 years has this happened to me) you put a 24 notice on the door and go in.

Tell them to give the tenants the required amount of notice that they are in violation of the lease and see if they go.

I love Seattle, but I did noticed it has very high prices, similar to where I live in California.  

The flip side I've noticed is they're usually personally guaranteed which may or may not be a deal breaker for people

As a real estate broker here in South Florida, I have recently observed a noticeable trend in the real estate market: an uptick in what many are referring to as "Price Improvements" on property listings.

I've been here since 2007 (but only started investing in SFH recently) and have definitely noticed that when I see a duplex, tri, quad, 8+ they all seem to be in rougher neighborhoods...that being said, I myself definitely want to find some and may end up relying on off-market deals to find what I want.Let me know if you learn anything new about multifamily here in Memphis, I'd love to understand it more as well!
