I started doing a little research and saw that Doorloop was a highly rated app, and has a ton of features like tenants ability to submit work orders for issues, collect rent with late payments automatically figured in upon payment, talk back and forth with your tenants, send out messages/notices to one or all tenants at once, sync with quickbooks, etc.

If the tenant is not allowing access to do a repair (NEVER in 10 years has this happened to me) you put a 24 notice on the door and go in.

I've been here since 2007 (but only started investing in SFH recently) and have definitely noticed that when I see a duplex, tri, quad, 8+ they all seem to be in rougher neighborhoods...that being said, I myself definitely want to find some and may end up relying on off-market deals to find what I want.Let me know if you learn anything new about multifamily here in Memphis, I'd love to understand it more as well!
