The one buys tax liens and rents to section 8 and the other tries to get a notch above section 8 if he can.     

@Rodney Buford I can't say for sure if my Broker @Zack Karp can help in your state but I presume he will chime in soon, if he can he and his team are top notch and are definitely investor friendly and I highly recommend them.

(I am in Northern NH Coos County above the Notch) However, I do not an excellent Property property management company in the Manchester area that will be able to help you find your way through the Landlord process.

You're simply not going to get top-notch management service on your two $35k D class properties.

Even a top notch duplex worth $180K with 2 bed/1.5 bath each side is only going to bring in around $800 per month per side. 

(Also, I never saw any instructions back then to use a notched trowel, and it does not help that neither the wall nor the surround were perfectly flat.)

Seek out the services of a top-notch insurance broker, they can advise you of the types of coverage that would best meet your need.At a minimum, you will need a landlord insurance policy that covers all of the buildings and liability associated with your business.
