Hi @Dave Harlan      I've done roughly 120 loans with them over the last 14 months on the broker side and have worked with just about every major lender in the space too.

Maybe a really nice outdoor space with tv and fireplace?

There’s a separate kitchen and living space on each level, acting as a non-conforming up/down duplex. 

It would just have to be non-owner-occupied and with a 20% done payment. 

I highly recommend attending real estate networking events to meet more people is this space and pick their brain and learn more from their projects and see what is working and what is not.

Must have multi-family zoning and be 500+ feet away from another non-owner occupied STR or you must live in the property for 6 months out of the year. 

If you haven't got keys, evict for non-payment as its the easiest Eviction.

I too am newer to the BiggerPockets space.

Of course, some of the potential tenants want flexible terms at start to get themselves set up in the space. 

You can get more insights from other brokers that way you have more open spaces and still hold on to the power.
