So I am college student in Pensacola and am wondering if there is anyone nearby who could give me some advice on the market down here.  

I'm investing in Missouri, he lives  in Maryville, nearby where I invest.I feel we both have similar interests, yet bring different skill sets and attributes to the table. 

There is no affordable housing nearby. 

I’ve never been there, never seen the place all I know my lot is nearby Golf course.

You might very easily find someone nearby who'd love the extra side income of coming by for a couple hours 2-3 times a week to clean. 

It's tough valuate a duplex, triplex, quad as there not many similar properties that have sold nearby. 

It is nearby a growing town, but a little outside the development still.

It's just me, my wife and my kids.We are considering looking for and moving to a single family home in a nearby area and I was wondering if we could go through the same or similar process where my parents would 1031 exchange their ownership in the current property towards a new property and where we would sell our ownership and apply the funds towards the downpayment, etc on the new property accordingly.

That may be something to consider looking into if you can find a reasonably priced SFH nearby.
