Sometimes dropping the price boosts listing attention and you end up getting offers that you can work with in a counter. 

I've also explored manually blocking off the calendar, but this requires constant attention and work. 

A few days ago it was looking pretty decent, but then we had a guest cancel a 7 night stay in June due to a medical emergency.2024: June 26%, July 58%.2023: June 70%, July 51%We donated a 3 night weekend to Isaiah House for a fund raising raffle so I didn't include them in the June 2024 numbers.

i dont pay attention to who we vote into our cabinets, but i guess it would be a good thing if we got a more diverse ethnic mix into ours

One area that has caught my attention is the Pigeon Forge/Gatlinburg TN area - seems like there is a good rental income to acquisition cost ratio.  

This will give you more time to get the second property ready and on the market.The reinvestment requirements you'll also need to pay attention to. 

So I will have to go about calling property managers and real estate agents to get a better idea.Now, everytime I watch a video, listen to podcast, read an article, look at instagram, etc. different cities attract my attention, and I can't seem to decide where to focus on.

STR's are very labor intensive and need your consistent attention.
