I’m pretty new, so I’d weight some of the advise from some of the others more heavily.

And, as a business decision, you likely want those businesses to stand or fall on their own; you do not want your rental business to carry the financial weight of your fix & flip business (at least not indefinitely).

We also want to make sure the jobs aren't too heavily weighted to one industry, so we look at the economic diversity as well. 

It is a function of returns over time where the sooner you get money the higher the IRR goes cause its weighted appropriately.
