Perhaps I'm overthinking it, but it seems like some students may struggle to find a legitimate cosigner that checks out on all levels, and I would hate to reject a group of three applicants simply because one couldn't find a cosigner.

The risk with cash income (in my opinion) is to make sure it comes from legitimate sources and not something illicit such as drug dealing.

Basically, you are stuck in limbo until the the case is dismissed because the automatic stay prevents you from foreclosing.I've read that some borrowers (especially the ones that are legitimately trying to pay their debts) will file a POC on behalf of creditors, which they are allowed to do.

I requested that repairs be made before closing that would be a long term fix to the foundation issues.At first, the seller tried to pull a fast one on me and push through minor "band-aid" level repairs instead of legitimate long term fixes while feigning ignorance.
