I know a home owner who was asked to send pictures; they sent awesome pictures, sketched a layout of the property with dimensions to help the appraiser understand the layout and even sent some comps.

Generally comps are not exact as this is single family homes so condition or layout or something is different and AC is just one of those differences.

If every unit is the exact same size and layout my original assumption is that each unit should be rented out relatively the same.
