Recently, NYC Council has passed a bill, the F.A.R.E. act,  that shifts the brokers fee to who ever hired the broker (Usually the landlord).

No one has ever lost a dollar…………we use new investor money to make up loses of old investors5.

Have you ever thought about going the DSCR route?

You are touching them and providing some type of education and value to them to bolster your own status, so when you ask for money they are more likely to say yes.And, back to investors or deal first, no broker will ever award you a deal without a reasonable surety that you have the capital lined up.

It was not my intention to do so, although I can see the value should we ever decide to sell. 

But I am he's the most sweetest kindest guy ever.

I'd appreciate any advice from members who have personal experience with this.The flip side is he really gets going and just makes more money from real estate than he would ever from disability.

We went to the current owner and said to let us know if he ever wanted to sell it.
