I've also found that beyond the 6 months the HOA will stick you with any deemed external repairs it cites for your unit (i.e. like damaged siding, lights, garage doors, trim, etc).

I guess I can make multiple copies of it and store them on external hard drives and thumb drives etc. 

Cheap fix.If your tenant was willing to do a little investigating for you, they could use drops of food coloring to tell you which was leaking.If it's that much water, did you make sure there isn't a leaky pipe in the walls / in the lawn (coming from the water main or some external valve)?  

When there is no equity in a property, the only debtor that will be effected by its disposal at below market value will be the secured lender, and they are often times more motivated by external market conditions and available money. 

This unit is deleaded and in fairly good shape, beyond some external cosmetics, but We still need to do more due diligence on the property with a more thorough inspection.
