I am moving up the street and would like to hang onto this house and use as a rental. 

Not only do you lose schedule, but hanging out in airports is not cheap unless your're going eat junk food/McDonalds while you wait. 

I enjoy DIY, but I don't even want to think about hanging that much drywall, lol.

Always believe in what really works and to hang out with like-minded people with some of them are already successful in doing what you want to do. 

I want to hang onto this tenant as long as I can since they are literally the ideal tenant however given that they may want to utilize a smaller lease term I need to insulate for vacancy and turnover cost.

The house has appreciated at least 2x what I paid for it back then so I’ve got a reasonable amount of equity built up in it.Would you keep hanging on in bloomingdale or take the gains and run? 

School bulletin boards are good, as well as other places students go often- laundromats, restaurants, grocery stores, hang out locations. 

@Kai Van LeuvenIt’s sounds like you’ve gotten all the low hanging fruit, another couple things that come to mind Is reducing boring expenses that people typically dont shop or spend alot of time addressing;-taxes ( I don’t know how tuned in the city is to your remodel but you want to spend a little effort ensuring you don’t get hit with a property tax increase )- I’m not sure the type of tenants your looking to attract but a playground might go a long ways to adding value-Insurance ( anything you cad do to reduce your insurance?

Myself and the person who created the listing have two completely different goals and they had every right to hang up - no one did.
