I'm not seeing this market sustaining much longer as interest rates rise and supply being so low unless builders grind out homes like no tomorrow to meet the demand.

In order to authorize a change in nonconforming use, the Board of Adjustment shall consider the relative impacts of the existing nonconforming use and the proposed nonconforming use with regard to traffic, noise, pollution, visual appearance and compatibility with the neighborhood, and shall make the following findings:1) The proposed use is expected to result in impacts which are less than those associated with the existing use.2) The proposed use will be more compatible with the surrounding neighborhood than is the existing use.3) Approval of the change in nonconforming use serves the public health, safety and general welfare.4) Failure to approve the change in nonconforming use would result in a hardship to the owner of the property on which the nonconforming use is situated.An existing nonconforming use shall be discontinued within 60 days of the date of approval of a change in nonconforming use.

After installing vinyl plank flooring on the 2nd floor, we realized that the included underlayment doesn't provide enough cushion and a lot of foot impact noise is heard down on the 1st floor.

If it's just the two of you, I would rent for another year, grind some more, save some more, and wait for the market to cool at least a little bit.

I had a couple goals i wanted to meet before diving in though. well, goals met. i currently have about 10k saved up and mid to upper 700's credit score. realistically, is this a good place to start or should i grind the paycheck a little harder and save a little more?

But- many were Section 8 (we just don’t want to deal with the extra hoops to jump through), 1 was unemployed, 1 wanted to know that day if he could move in…so lots of “noise” but only a couple of really good options.

There have been dog complaints, noise complaints, etc.The last reported incident has turned into a physical altercation that I am still trying to get the detail on as the neighbors have sent me pictures of them both bruised from the physical fighting.So here’s my question.

It is non-linear, meaning that small homes have a much larger $/sf factor than larger.Yes, you should see a higher price for more acreage and a garage, but there are so many other factors to consider:Style, Age, Specs - location, condition, beds, baths, basement type, foundation type, sq ft, acres, local conditions like noise sources, flood zones, school zones, proximity to airports, gun ranges - that list goes on and on.
