I do not have a license now, I have in the past.The primary reason not to have a license in my experience is the resistance from sellers.

To me BPRE was more about the individual stories of the investors and how they operate, with the hosts sharing their experiences as it related to discussion.

Same experiences as above....great product with very helpful customer service and they always seem to be adding new features.

I do a meetup in Mesa on Saturday morning's which is a good place to come meet even more RE professionals and investors.You have the experience so now you just need the right strategy to grow the portfolio.

We've sold off some of the smaller, lower end properties, and redeployed that capital into something that is a little higher end experience.

In my experience that's not actually the case at least in legitimate evictions for non-payment of rent or breach of another part of the lease.  

Find someone who can help you dial down on what YOU want as an asset, and has experience with that kind of property.

If you do want to move forward with this property, one recommendation I would get is to find a local contractor with experience that you trust and have him advice you on the scope of work that may need to be done as well as the cost it would take.
