There are lots of metrics and KPI's specific to the hotel industry you need to know in order to properly evaluate the deal not to mention the franchise agreement etc. if its a flagged hotel.

The main reason for waiting is that since I’m in CA, I’d have to pay an $800 a year franchise tax, which doesn’t sound too appealing when you only have a couple of properties that are cash flowing around a $100 a month.

HI @Pavel Chibole, in general the best ways I can think of to find a credible inspector are:Referrals from real estate investors (through meetups, facebook groups, etc)A local Pillar To Post inspector (their franchise training requirements provide a great overlay to local license law).Good luck here, Pavel!

Prior to the expiration or termination of the Lease, Franchisor shall have the right to enter Premises to make any reasonable modifications or any reasonable alterations necessary to protect Franchisor interest in the Franchisor business and the Proprietary Marks and System (as such terms are defined in the Franchise Agreement), or to cure any default under the Franchise Agreement or any development agreement entered into by Franchisor and the Tenant or under the Lease, and Landlord and Tenant agree that Franchisor shall not be liable for trespass or any other crimes or tort.
