Wall wash with TSP prior to painting if possible,, if the ceilings are flat (not popcorn) wash also, a sponge mop with a towel over it works great and fast..2 buckets one wash one rinse.you wash everything,, doors, trim, floors, cabinets, light fixtures, all windows glass and tracks.Bleach is ok to use but I've found that TSP is best thing to actually REMOVE the nicotine,, you'll be shocked when you see how well it works. 2 Prime, Kilz primer to seal anything your going to paint.3 Remove all blinds, throw them away the plastic retains the odor and they'll be gross anyway.4 Air Ducts if you can reach inside wash out.. then spray Kilz in them as far as you can reach with the system off.

This evil bastard has a faulty moral compass and has decided to steal from the "rich" (you) and give to the "poor" (himself) by squatting on the premises under the guise of a non-existent or forged lease.Where I in your position, I'd find a FLAT RATE eviction attorney that has experience with these kinds of cases as soon as humanly possible.

i think that appreciation is probably a bit too rich, its more likely to be flat in the next 3 yrs... i think houston has overshot its value relative to other metros, you can probably google articles about it being overpriced relative to other major metros.

You can give a flat amount, or pay the difference between this months bill and last mo ths bill (you are assuming any increase is due to you) or divide his months bill by 30 days, and pay for the days you were there (if you do work for 2 days you pay 2/30 of his bill)

The flat fee should be his insurance against you "wasting" his time, and if anything it should be refunded at closing, not charged.
