Basement was finished with a bathroom, bedroom and big rec room with fireplace and bar and has 7 ft ceilings.

Basement is a studio with a fireplace (electric), a beautiful full kitchen with island with dishwasher, king bed area with walking closet (space stolen from the mechanical room), huge bathroom with custom tile and glass shower and heated floors in all 3 bathrooms in the house. 

My parents own a 2 Bed, 2 Bath condo with (including a balcony and fireplace and a pool is on site as well) in Gatlinburg, TN that they are considering turning into a STR property.

It is a 3bdrm/2.5 bath, 1835 sqft, 2 car garages w/ fireplace, built in 1979.

I was going to replace them with laminate because it is not a high end house--small 3/1.5 Colonial built in 1830, limited closet space, nonworking fireplace, etc.

Depending how long the previous tenant was there, replace carbons/smokes, furnace filter and (maybe) furnace cleaning, fire extinguisher, touch up paint/nail holes, fireplace cleaning (if applicable), dryer vent clean-out, if it's an older property possibly do a roto-rooter service of the main line.

It took about 6 weeks to renovate (basics- flooring, propane fireplace, new appliances) and we have had steady income ever since.
