You do not need to have the property in your personal name, it can be owned by an LLC you're sole owner of without having to file a separate tax return.

Myth: You never have to worry about getting your rent when you have section 8 tenants.Reality: rent payments can get suspended if the unit fails annual inspection, even if the items that caused it to fail are the tenants fault.Reality: the tenant portion of the rent is never guaranteed.Reality: if a tenant wants to leverage you for an upgrade, like a new stove or a new refrigerator, they can cause housing payments to get suspended by filing a complaint with their caseworker.

In past judge always side with tenants on section8 no matter what.So plan is- non renewal notice 60 days- send eviction 30 days notice at same time so we can file eviction if she does not move out on 60th day- put renters insurance violation as reason rather than non payment of deposit as judges can always show sympathy for monetary issues?

Depends how professional the current PMC will be about the transistion.First, have client get all leases.Then rent ledgers.Make sure you get a copy of their current management contract, so you understand the Termination requirements - you don't want to break any state agency laws and have the curent PMC file anything against you.Make sure the client follows the Termination requirements BEFORE you take over.Suggest the owner emails their Termination notice to current PMC and copies you on the email.
