I've sold over $200 million dollars worth of low value properties like this.

Housing in Canada is in shorter supply because our PM massively increased immigration rates (over 5 million people in the last ~7 years for a country that prior to that had $35M people). 

The appraiser from the bank lending me the money for the project said my home would increase in value from $850k to $1.1 million once the ADU is put in.

There's probably a million youtube videos that can illustrate. 

I know I can't do it in LA or  LA County since Industrial land is Going for $5 million an acre.

We completed over 20 million in seller financed/carry back/ maser lease option deals.It's back on the menu, and only going to get even more popular as debt becomes more difficult.

There are millions of people who live in NY, Philly, NJ.. all driving distance.. there is still demand in the Poconos area. 

There are certainly people out there who will do anything to make a deal and make a buck but it's not in my best interest for the client to a) not trust me moving forward and b) have millions of equity wiped out which could hinder future purchases.
