A good team on the ground should be able to help you avoid all of these potential pitfalls. 

It depends what your budget is, how much you value a CPA on your team, etc.

its most unfortunate that you had to go through this deception and theft from someone who is considered a professional in this business. we definitely appreciate you putting the warning out about this character. as hard as it is to find a reliable experienced contractor nowadays its even harder to find one that's not a crook and a liar and that's truly pathetic.   

So I would like to get the opinion of some experienced investors.My goal is to buy (3) three to four multifamilies.I inherited a 3 family fully paid off and own my current home.Between the two I have roughly 550-600k in home equity.  

A solid property management team (or maybe multiple PMs if your portfolio is large enough) is a must for out of state investing.

My rep was very clear with me that it is a beginner course and that they also offer a more expensive course for experienced wholesalers.

If either you or the investors are not highly experienced, this system is very very difficult to slow the first couple flips profitable. 

We understand that tax complexities can be challenging, but our experience shows that many of these barriers can be overcome with a strong local team.

One of the constants that I still see from when I first started on BP in early 2016 is the willingness of experienced ( some on this very thread ) folks in different aspects of real estate to try and help newbies and others with advice and perspective.I think it really is a testament to the fact that even though the investing environment has undergone many changes over those years the willingness to continue to help others has not changed.It helped me tremendously when I had to crash course on small MF ownership and I am grateful to all who helped with posts that they didn't even know that I had read and learned from.And yes the search function remains fairly useless and unchanged in that regard since then to the detriment of us all.
