So it could take a decade to get to todays market rent. 2) it’s almost impossible if not impossible to non-renew a tenant, especially if you’re not an owner occupant. 3) As a seller, even if I could remove paying tenants I never would without a non-refundable payment from a potential buyer that covers all vacancies for 6 months if they fail to complete the purchase. 4) You MIGHT say as a buyer that’s worth it.

In the last 2 months I was receiving a lot of deals in my email account and I received a "great deal" from a small wholesaler; 2 hours later the same property address showed up in an email from one of the "big wholesale companies" 10k dollars more expensive... the property was gone even before I could call the small wholesaler.I believe both are useful and all of us need to make a living, so I understand their role in this business.

The marketer (guru) severely understates the amount of capital, time, and knowledge needed to produce successful results.And the above mentioned are the BEST case; not even mentioning the guru strategies that are fraudulent, illegal, unethical, and plain not realistically achievable.
