Looking for advice on best senior layouts, recommended fixtures/shower bars, entrances  etc. 

I gated the entrance so tenants feel more secure and fixed some of the deferred maintenance.

I will be renting the basement and I am also turning the garage into a living space with private entrance and a small backyard, a little apartment we could say.

We would fill in a 3/4 wall and add a deadbolt lock door to separate the two spaces, leaving the first half with the 3 secondary bedrooms and 2 bathrooms with the kitchen, family room, and laundry, with a garage door entrance. 

I live in the Boston area and I’m looking at making an offer on a 4-unit property that has every indication it is a true 4-plex (4 main entrances, 4 identical layouts, 4 gas meters, 4 heating systems, 4 electrical meters/panels + common...but there is no record of it ever being a legal 4 plex.

For example, ceiling fans in the master bedroom and family room, improving the curb appeal and the front entrance area, fresh paint, etc. 

I am going to add a fenced-in deck outside in front of the entrance too to complete the whole project.

We have a problem with tenant loitering in the back of our building which exits to the parking lot and is a frequently used entrance/exit for most tenants.

A year later I moved and rented it out and moved in with my fiancé and her parents and built a separate entrance to their house for privacy.
