A lot, not all, of ADU enthusiasts will be somewhat environmentally friendly-types.

I am looking to network with any proptech enthusiasts like already working in proptech or have ideas of starting a proptech etc.

Many retirees and outdoor enthusiasts love this area.

Decide on the amount of risk you’re willing to take/accept, both monetarily and time.Then when that’s decided consider your options operating within those risk parameters.Now it’s probable that you’ll have trouble being able to quantify your risk, and discerning a strategy, if one exists, to acquire and operate this type operation, let alone rehab and reposition it.Since I sense your not only seriously considering this acquisition, but also quite enthusiastic about it, I recommend that you contact a Counselor of Real Estate (CRE designation) and engage their services to evaluate the property, provide a guide as to pricing, and if appropriate develop a plan for acquisition, rehab, and operation.Hope this is helpful 

Rocket mortgage and Wells Fargo enthusiastically get all of the information and are excited until they get spooked by the debt on the rental portfolio.I need a lender who can actually analyze the situation rather than simply run a debt to income ratio.  

Being overly enthusiastic can be a red flag too. 

I had been really enthusiastic about a little total rehab house next door to them until the gentleman kept saying, kind of mysteriously,"You need to really check it out, just be sure you check it out."
